If the inquiry progresses, provide the requested records for property and borrower review. Alternative documentation never means no documentation or no underwriting.

Available programs, structure, pricing, conditions, timing, and approval depend on the complete file and current requirements. Only written final documents define an approved transaction.

  • A realistic investment plan supported by rent, scope, budget, occupancy, or operating information
  • Borrower, entity, liquidity, experience, and credit context that may affect an individual review
  • A target timeline and a documented exit, stabilization, refinance, or repayment strategy

Can a first-time investor or lower-FICO borrower start here?

Yes. Be direct about your experience and credit context, and provide a complete property and execution plan. Those factors are reviewed with the rest of the file and do not create automatic eligibility or automatic denial.

Which documents may be requested?

The request can vary. Common categories include property and transaction details, entity and ownership records, rent or operating information, renovation scope and bids, liquidity support, credit authorization, valuation, title, insurance, and exit documentation.

How long does the process take?

Timing depends on the property, program, requested structure, document completeness, third-party reports, title, insurance, conditions, and underwriting. The website does not promise a review or closing timeline.
